This case analyzes the conflict between the local Asset Manager (AM) in the country where the asset is located and the Head Quarters. The purpose is to create a discussion about the participation of the AM in the asset acquisitions and elaboration of business plans.
The case shows the problem that the local AM has in convincing HQ in redefining the initial strategy for a real estate asset. Once HQ are convinced about the problem, the AM needs to implement the solutions to remedy the situation.
This case will allow students to understand how a core investment fund strategy is defined and what the role of an AM is in these kinds of organizations. Also, how the fixation on objectives will determine different behaviors of different departments facing the same problem.
